Once the title is deemed clear, the title company issues title insurance, protecting the buyer (and lender, if applicable) from future claims against the property. Additionally, they often handle the closing process, ensuring all documents are properly executed, funds are securely transferred, and the transaction is legally recorded. Their work helps ensure a smooth and secure transfer of ownership. Whoever choses to pay title is the party that gets to pick the Title Company! What does that mean....In most counties in Florida, the seller traditionally pays for the owner’s title insurance and chooses the title company. but this is negotiated in the contract. However, in a few counties like Collier County and Miami-Dade, it’s more common for the buyer to pay and select the title company.
When someone “pays title” in Florida, they are typically covering:
• The owner’s title insurance premium (a one-time fee based on the purchase price),
• The settlement/closing fee charged by the title company on their side,
• And possibly additional administrative fees (e.g., title search, courier, document prep).
These costs ensure a clean and insured transfer of property ownership.
